Technology That Puts SBA Title Data Straight Into Your Loan File

Behind every SBA title report is a platform built to remove the manual steps between your underwriter and the county record. Order by API, track by webhook, deliver under your own brand, and let our algorithms and researchers check each other's work before anything reaches you.

Built for the way SBA lenders actually work

SBA files move on deadlines that nobody controls. A disaster assistance loan needs ownership confirmed this week, a 7(a) expansion stalls on a lien nobody expected, and a collateral release cannot close until someone proves what is still encumbered. The slow part is almost never the research itself. It is the handoffs around it, the ordering email, the status call, the PDF that arrives and then has to be rekeyed.

AFX has spent thirty years removing those handoffs. Our researchers work in all 3,100-plus U.S. counties, and the systems around them handle ordering, status, validation, and delivery so your team touches the file once. That combination is documented in depth across the AFX technology platform, which serves every AFX property including this one.

Nothing here requires you to change how you originate. If you want a full integration, we will build it with your DevOps team. If you would rather order through a browser and get a clean PDF, that path is unchanged and just as fast.

What the platform does

  • API ordering: Open an SBA title order from inside your own system instead of an email thread. Token-based authentication, audit logging, and a sandbox to test against before you go live. Learn more about API ordering
  • Webhook status push: Your loan officers stop asking where the report is. Outbound events update your pipeline as research progresses, with no polling and no status calls to our office. Learn more about Webhook status push
  • Portal management: Not integrating? Order, message our researchers, and pull finished reports from the portal, with search, filters, and on-demand archives of past orders and invoices. Learn more about Portal management
  • White-label reports: Your logo, your colors, your disclaimers. The report that lands in the loan file carries your brand, not ours, which matters when the borrower sees it. Learn more about White-label reports
  • AI-assisted abstraction: Large language models read thousands of recorded instruments daily, extracting and validating the legal descriptions, vesting, and encumbrance data our researchers then confirm. Learn more about AI-assisted abstraction
  • Error correction and classification: Our ECC algorithms run alongside human researchers, revalidating thousands of data points and flagging inconsistencies before a report is released to you. Learn more about Error correction and classification
  • Placekey and parcel maps: Placekey parcel identification in the portal and the API, parcel map overlays that confirm you are looking at the right lot, and reverse geocoding for address validation. Learn more about Placekey and parcel maps
  • Multi-format delivery: PDF for the credit file, plus Word, Excel, or a structured JSON abstract when your platform needs the data as fields rather than a document. Learn more about Multi-format delivery

From order to loan file in four events

Our integration is webhook based, which means your platform and ours exchange messages as an order changes state rather than checking on each other. A complete SBA title order looks like this from your side.

  1. Step 1

    property.add

    Your system opens the order

An inbound webhook or API call submits the property. No rekeying an address that already exists in your loan file.

  2. Step 2

    200 Order Received

    We confirm in real time

AFX returns a confirmation status so your platform knows the search is in motion and can stamp the file.

  3. Step 3

    property.status.update

    Your pipeline stays current

Outbound status events keep your own platform or dashboard accurate while county research completes.

  4. Step 4

    property.document.upload

The report lands in the file

The finished report arrives as a PDF plus a structured JSON abstract, followed by an Order Complete confirmation.

Alongside the event stream, a REST API handles order management, letting your system place, pause, cancel, and retrieve searches on demand. Most lenders run both, the API for control and webhooks for awareness. The full event catalog, including order_submitted, report_ready, report_failed, and status_updated, is published in our webhook integration overview.

Onboarding is deliberately small. Most DevOps teams complete a working integration in under a day, because there is no SDK to adopt and no schema to negotiate. You send us a property, we send you states and a report.

Your brand on the report, our work behind it

An SBA title report is a client-facing document. It goes into the credit file, it gets forwarded to counsel, and often the borrower sees it. Lenders and CDCs who want that document to look like their own work use our white-label title report templating. Send a high-resolution logo and we configure your template with your colors, headers, and disclaimers.

White-labeling scales the same way the rest of the platform does. Whether you are running ten orders a month or ten thousand, and whether disaster assistance files need different formatting than collateral release files, we support separate templates per product with no manual step on your side.

Two sets of eyes before underwriting sees it

Automation alone is not good enough for an SBA file, and neither is a human alone at volume. Our error correction and classification algorithms encode decades of experience across lending verticals and run in tandem with our researchers, revalidating thousands of critical data points and flagging anomalies for a person to resolve.

Large language models do the reading that used to gate turnaround, pulling legal descriptions, vesting, and encumbrance details out of thousands of recorded instruments every day. A certified researcher still signs off. The machines make the researcher faster, they do not replace the judgment your file depends on.

Technology questions from SBA lenders

Which platforms does AFX integrate with?

We integrate with the platforms SBA lenders already run, including Encompass, Calyx, and ICE Mortgage Technology, as well as custom-built and in-house systems. Integration is available by REST API or webhook, and most DevOps teams complete onboarding in less than a day.

How fast is an API-integrated SBA title order?

For API-integrated partners our average turnaround is under 0.43 business days. Even without an integration, most owner searches come back in less than a day and 85% of chain-of-title reports are delivered in five business days or less.

What is the difference between the API and webhooks?

The REST API lets your platform query and manage orders on demand, placing, pausing, or canceling searches and pulling reports whenever you need them. Webhooks push notifications to your system as each property progresses, so nothing has to poll. Most lenders use both together.

Can SBA title reports carry our own branding?

Yes. Report generation is brandable, so the document in the loan file shows your logo, colors, headers, and disclaimers. Send us a high-resolution logo and we configure the template. We support multiple templates when different products or audiences need different formatting.

How is our borrower and collateral data protected?

Connections are encrypted, API access uses token-based authentication with audit logging, and access to order data is restricted by strict internal protocols. Data integrity and confidentiality are built into each step rather than added at the end.
